Cincinnati is approximately 16 miles south of West Chester, and Dayton is 34 miles to the north. The median household income in West Chester is $81,636. Colleges/Universities More than ten colleges and universities are located within 30 miles of West Chester. These include the University of Cincinnati, Xavier University, Miami University, Miami University-Hamilton, Miami University-Middletown, Northern Kentucky University, College of Mt. St. Joseph, Cincinnati State Technical and Community College, University of Dayton, and Wright State University. Housing The average home price in West Chester sold in 2004 was $233,478. 82% of the residents live in owner occupied units, and 14% are renters. House values have increased 3% in a 2-5 year period. West Chester has a number of attractive subdivisions, some around golf courses, built where farms used to be. Historic Sites The earliest inhabitants in the area were probably migrants from Asia. In Ohio, Butler County is only second to Ross County in the number of antiquities and Native American mounds discovered. NEW IKEA Store Swedish furniture giant IKEA formally cemented its plan to open its first Ohio store on Tuesday.
A groundbreaking, attended by local leaders and company officials, signaled the start of construction of the 339,000-square-foot future IKEA West Chester.
The store — slated to open next spring — will occupy a 56-acre lot off Interstate 75 on the southeast corner of the intersection of Muhlhauser and Allen roads, south of the Union Centre Boulevard exit.
"It's about time we finally made it to Ohio," said IKEA director of public affairs Joseph Roth, during Tuesday's groundbreaking.
Roth said he company has an estimated 100,000 catalog customers in the greater Cincinnati region.
The store is expected to employ 400.
The new store will feature three model homes, 50 room settings, a supervised children's play area and a 300-seat restaurant. 
Parks/Sports/Recreation/Golf West Chester is home to a variety of parks, which host many seasonal events throughout the year, including a concert series. The 330 acre Voice of America Park and Voice of America Museum are a wonderful resource in the community. The property was presented to the community in 2000, for recreational purposes, and as a national monument. For 50 years, the Voice of America Bethany Station provided news of freedom and democracy to people in many foreign countries.
Other parks in West Chester include the 150 acre Beckett Park, located in the Union Centre Business district, and Keehner Park, located on the east fork of Mill Creek, featuring woodland trails along the water, and a mountain bike trail, in addition to athletic fields and playgrounds.
There are two private 18-hole golf and country clubs in West Chester: Beckett Ridge Country Club, and Wetherington Golf and Country Club.
In addition, there are numerous private and public courses in the Greater Cincinnati area.

Special Attractions/Events In addition to all the cultural and entertainment happenings in nearby Cincinnati, West Chester is home to the annual West Chester Food and Wine Festival, Southwest Ohio’s premier wine event, sponsored by The Ohio Grape Industries Council every summer.
October is “Pumpkin Fest” time, and each holiday season is the Olde West Chester Christmas Walk, with a parade and community tree lighting.
Interesting Facts Joseph McMaken was probably the earliest settler to come to West Chester. He was born in Pennsylvania and moved to Ohio in the late 1700’s. He moved into the county and applied for land in West Chester on July 4, 1791.

Disclosure Laws >Avoiding Delays During Escrow
Unforeseen problems can arise during escrow, and closing dates are never set in stone! Lenders, appraisers, title attorneys, credit check services, or anyone who is involved in the transaction could potentially delay a closing. Stay in close touch with your real estate agent, who will notify you of deadlines and help you deal with delays.
Well-written sales contracts are the key to avoiding problems during escrow. For example, provisions can be included in the agreement that require the buyer to provide evidence of sufficient funds for down payment and closing costs, or to present proof of the ability to obtain homeowner's insurance. Because of new restrictions on insurance policies, the mortgage lender may require insurance before funding the loan.
There is also a section in the sales contract wherein the seller makes a warranty to the buyer of the condition of the property. It is important to make sure that this clause is modified to reflect the seller's transfer disclosure statement. If this is not done, the seller could be required to repair items that are found to be dysfunctional or faulty, and this could add time to the escrow period.
